The structure is said to be the oldest in the area being built in the mid 1780s. Originally constructed by Joel Lane for his son, Harry, it was named after his granddaughter’s husband, Moses Mordecai. Moses Mordecai had 3 children with his wife Margaret and 1 with his second wife, Ann and in his deceased wife’s honor named the child Margaret. In 1824 Moses Mordecai passed away leaving the home to his family.</p>
<p>Mary Willis Mordecai Turk, a descendent of Moses Mordecai and one of five generations of family members to acquire possession of the structure. She passed away on April 17<sup>th</sup>, 1937 and she is believed to still haunt it to this day. She has appeared wearing a gray, 19<sup>th</sup> Century Dress and can be heard playing piano in the downstairs drawing room. It is said that if anyone makes an unkind comment of Mary’s photo, the photo is slammed down. Wow, guess Mary wasn’t very attractive!</p>
<p>In 1964, the house was willed to the<a href="http://raleighnc.gov/portal/server.pt/gateway/PTARGS_0_2_306_209_0_43/http"> City of Raleigh </a>along with the surrounding land which makes up <a href="http://www.visitraleigh.com/visitors/listing.details.php?partner=14359&amp;name=Mordecai+Historic+Park">Mordecai Historic Park </a>and is open to the public, so, if you dare….</p>
<p>BTW, did you know that in North Carolina, a seller does not have to disclose that the home they are selling is haunted, or a death or murder occurred inside due to it not being a material fact????</p>

The opportunities were endless, <a href="http://www.wcpss.net">schools</a> were great, housing was affordable and it’s not too bad having a change of seasons as well as being only 2 ½ hours from the <a href="http://ncbeaches.com">beaches</a> and 3 hours from the <a href="http://ncmountains.com">mountains</a> (kind of like having your cake and eating it too). Nothing much has changed since. Actually, I think it has gotten better over the years and keeps getting better due to the increasing diversity. Sold units will be down around 33% Q3 of 2010 vs Q3 2009. The bizarre part of that equation is that the average sales price is up over 9%.</p>
<p>That&#8217;s correct sales are down significantly and the average sales price is up, this fly in the face of price reductions! Yes even price per square foot is up this year. So what does this say about all the price reductions in your neighborhood? It is driving me crazy in mine, the highest priced homes keep selling and the agents keep dropping prices on the other homes? What are you going to do&#8230;.BUY!</p>
<p>Panicked Sellers + Panicked Agents + Reckless Price Reductions + Historical Low Interest Rates = Tremendous Opportunity</p>
<p>There is nothing fundamentally wrong with the Wake County Market. As a matter of fact fundamentally it is one of the strongest markets in the United States yet agents and sellers are out there dropping prices like they are in 2006 Detroit. Homes that sold for $149 a square foot are now on the market for $115. You can really make up ground if you are selling on the inexpensive end and moving up to a higher priced or larger home.</p>
<p>Ok, lets get back to numbers sales numbers, home sales quarter to date are 2019 in Wake County vs. 3582 for third quarter 2009. We will end up around 2450 sales for the quarter when it is all said and done.</p>
<p>Despite the numbers being down so drastically two things jump out at me that fly in the face of what we are hearing on the street; the average sales price of a home sold in Wake County has risen to $262,747 vs. $238,498 and the number of foreclosure sales has pretty much stayed the same, by the end of the quarter I estimate an increase of foreclosure sales of 44 units. Granted this is larger by percentage and that 44 units is a 30% increase but we are talking 70 foreclosures a month out of 800+ sales. There is not a county in the country that would not love those numbers!</p>
<p>Even the foreclosures are increasing in price! The average sales price of a foreclosure in Wake County was $178,619 in Q3 2009. In Q3 2010 the average sales price of a Wake County foreclosure is $189,433. A six percent increase.</p>

<p>RDU has worked with the FAA and surrounding neighborhoods and have adopted a Noise Abatement Policy that reduces aircraft noise and promotes compatible land uses. They have also provided some information to the public on their <a title="Rdu Aircraft Noise Website" href="http://www.rduaircraftnoise.com">website</a> to assist home sellers and buyers including Aircraft Noise Notifications for Durham and Wake Counties with contour maps. If your home is in the <a title="aircraft noise map" href="http://www.rduaircraftnoise.com" target="_blank">contour area</a>, an Aircraft Noise Notification must be presented as disclosure for a prospective buyer. There is one exception to this and that being a disclosure is not required for new homes being sold for first time occupancy.</p>
<p>Tips provided by RDU include taking at least two hours at the home site to observe aircraft operations in each operational mode. There are two modes for aircraft operations at RDU. When the winds are south, southwest or west, the planes depart towards Morrisville and Cary and arrive over north Raleigh. When the winds are north, northeast or east, the planes depart towards north Raleigh and arrive over Cary and Morrisville. The noise impact will be different for each operational mode at the home site. A good time to observe is between 4 p.m. and 6 p.m. on weekdays. Most planes fly during the day and early evening. Some flights occur late at night. Weekends may be busy too. Personal observations are important. However you probably don&#8217;t have the time to observe at all hours. Airplanes fly at all hours.</p>
<p>There are some people that have lived in the flight path for years and it doesn’t bother them.  They feel that having a convenient commute to RDU or easy access to Brier Creek, I-540 and entertainment is more important to them.  I, myself, lived in Harrington Grove for over 8 years and was never fazed by the aircraft noise.</p>
